Residential Renovation & Alteration Permit Plans
Opening up a kitchen, finishing a basement, removing a wall, converting an attic, or reworking a layout? Renovations that change structure, egress, or room use usually need permit documents. We prepare them.

What to Expect
Initial Project Review
We review your project — scope, site, zoning considerations, and any constraints that could affect the permit process. Every project is reviewed by a Licensed New Jersey Architect before a proposal is provided.
Fixed-Fee Proposal
You receive a defined scope, timeline, and fee before work begins. Permit application and municipal coordination services are quoted separately if you want them.
Permit Documents
We prepare the architectural drawings and code documentation required for your municipality — signed and sealed where required.
Submission & Review
You submit, or we prepare and submit the application for you. If reviewers comment, we revise the documents so the project keeps moving.
What You Need to Know
Does my renovation need a permit?
Work that changes structure, plumbing, electrical, mechanical systems, or egress generally needs a permit in New Jersey. Finish work such as painting or flooring usually does not. We can advise during project review.
Can I put a bedroom in my basement?
Often yes, if the room has a code-compliant emergency escape opening and meets ceiling height and other habitable-space requirements. We review your basement during project review and tell you what's needed.
Can you tell if a wall is load-bearing?
We review photos, measurements, and any existing plans to assess the framing. Where it can't be confirmed from what's available, we tell you what's needed before drawings are prepared.
How long does it take?
Most renovation projects are ready for municipal submission within approximately one week of receiving the required information.
