Add-A-Level & Second-Story Addition Permit Plans
Adding a full or partial second floor over your existing home? NJ Permit Plans prepares permit documentation for add-a-level projects throughout New Jersey — starting with what your existing house can support.
Request My Project ReviewThe Existing House Matters as Much as the New Floor
An add-a-level puts new loads on walls, beams, and foundations that were never designed for them. Before drawings are prepared, we review the existing structure, stair location, and height limits so the permit package reflects what can actually be built.
Many add-a-level projects involve layout decisions, structural changes, or comparing options. Those are scoped up front, so the fee reflects the project you actually have.
Add-A-Level Projects We Document
Full Second Story
A new floor over the full footprint of a ranch, split-level, or Cape — typically bedrooms, bathrooms, and a primary suite.
Partial Second Story
A second floor over part of the house, often over a garage or one wing, tied into the existing roof.
Dormers & Roof Raises
Dormers and raised roof sections that turn attic space into habitable rooms with the required ceiling height, light, and egress.
Over-Garage Additions
Living space built over an attached garage, including fire separation between the garage and the rooms above.

What to Expect
Initial Project Review
We review your project — scope, site, zoning considerations, and any constraints that could affect the permit process. Every project is reviewed by a Licensed New Jersey Architect before a proposal is provided.
Fixed-Fee Proposal
You receive a defined scope, timeline, and fee before work begins. Permit application and municipal coordination services are quoted separately if you want them.
Permit Documents
We prepare the architectural drawings and code documentation required for your municipality — signed and sealed where required.
Submission & Review
You submit, or we prepare and submit the application for you. If reviewers comment, we revise the documents so the project keeps moving.
What You Need to Know
Can my house support a second story?
It depends on the existing framing and foundation. We review what is documented and visible first. Where conditions are unclear, we tell you what additional investigation or engineering is needed before you commit.
Is an add-a-level priced like a simple addition?
No. Add-a-levels usually involve more structural and code coordination. We scope each project individually and provide a fixed-fee proposal before work begins.
Do I need zoning approval?
Height, floor area, and setback limits vary by municipality. We check your zoning as part of the initial review and flag anything that could require a variance.
