Most NJ Permit Plans projects are ready for municipal submission within approximately one week of receiving required information.

What Your Construction Office Will Review

Commercial permit applications are reviewed against the building code for the space's use and occupancy, and against accessibility requirements. Depending on scope, a project may also need fire protection, mechanical, electrical, and plumbing review, or other subcode reviews.

During project review we identify which reviews your project is likely to need, which documents we prepare, and where engineered drawings by others are required, before you commit.

Fit-Out & Alteration Projects We Document

Tenant Fit-Outs

Interior build-outs for new or vacant leased space — partitions, doors, finishes, and the code documentation landlords and municipalities require.

Office Alterations

Reconfigured offices, conference rooms, and open work areas in existing office space.

Retail Alterations

New and renovated stores, including layout, accessibility, and egress documentation.

Professional & Medical Offices

Modifications to professional, medical, and dental offices — exam and treatment rooms, waiting areas, and support spaces.

Interior Partitions

New, removed, or relocated walls and doors, with the egress, fire rating, and accessibility information reviewers check.

Change of Use & Occupancy

Using a space differently than before — for example, retail to restaurant or office to medical — often triggers new code requirements. We document what the new use requires.

What the Permit Package Covers

Typically included

  • Existing and proposed floor plans
  • Code analysis: use group, occupancy, egress, and accessibility
  • Partition, door, and finish documentation
  • Life safety plan where required
  • Signed and sealed drawings where required

Separately scoped

  • Permit application preparation and submission
  • Coordination of municipal review comments
  • Fire protection, mechanical, electrical, plumbing, or structural engineering by others
  • Zoning, site plan, or planning board applications

Accessibility, fire protection, mechanical, electrical, plumbing, and other code reviews apply depending on scope. Where engineered drawings by others are needed, we identify them during project review.

What to Expect

1

Initial Project Review

We review your project — scope, site, zoning considerations, and any constraints that could affect the permit process. Every project is reviewed by a Licensed New Jersey Architect before a proposal is provided.

2

Fixed-Fee Proposal

You receive a defined scope, timeline, and fee before work begins. Permit application and municipal coordination services are quoted separately if you want them.

3

Permit Documents

We prepare the architectural drawings and code documentation required for your municipality — signed and sealed where required.

4

Submission & Review

You submit, or we prepare and submit the application for you. If reviewers comment, we revise the documents so the project keeps moving.

What You Need to Know

Does my commercial space need a permit?

Most fit-outs and alterations to commercial space, and any change in how a space is used, require a construction permit. Your construction office makes the final determination; we advise during project review.

Do you handle mechanical, electrical, and plumbing drawings?

We prepare the architectural permit documents. Where a project needs engineered MEP or fire protection drawings, we identify that up front so it can be coordinated.

Can you work with my landlord's requirements?

Yes. Send us the lease exhibit or landlord work letter with your project details and we'll account for it in the scope.
